Our facility is located off the corner of Royal Avenue and Haven Avenue. Grace Brethren Elementary School is just to the north of us. To the west of us, we have Hollow Hills Fundamental School and Hillside Middle School. To the south, we have Grace Brethren High School. Finally, to the east of us, there is Berylwood Elementary School. With all these schools surround us, making easy access to your storage unit if you have a child attending one of these fine schools.
In addition, a little farther north, you’ll find Rancho Simi Community park, so you could pick up your kids, drop some stuff off at your storage unit, and spend an afternoon in the park all without putting five miles on your car.
If you are coming from the Ronald Reagan Freeway, you can take exit 24 onto Erringer Rd, pass Los Angeles Ave and then turn left onto Royal Ave.
If you are coming from the Moorpark Freeway, take exit 17 onto Olsen Road and follow it until it turns into Madera Road. From there, drive past Sinaloa Golf Course and turn right at the second stop light onto Royal Avenue.

This is my fifth storage unit experience in general. I've had others for the previous four. US Storage is, hands down, the best storage location in Ventura County. These are the cleanest units I've seen. Very secure, no chicken wire separating the units. Best of all, extremely friendly and helpful employees. Highly recommend.

I received very personal and friendly attention by both Sherry and Victor when I first rented in Nov 2023 and they worked together to get me a unit that not only met my needs and was easy to access, and a great value as well. Victor does a great job ensuring you know how everything works. When my storage needs recently changed, I reached out to Sherry and she once again came to my rescue, got me a great deal and made things so easy for me. I can't thank her enough. They are so customer oriented here, I feel like i am a part of their storage family. Even though I no longer live near this storage unit, I am happy to make the drive because I am so pleased with my experiences!

We came here from another place in Simi. The other place did not have temperature control and we actually had bowling balls crack in half. The staff has been amazing here at US Storage Centers. The prices are pretty good as well. Any time I’ve had to contact them it’s been great. We just switched to a bigger unit and it took less than 10 minutes over the phone and was quick and easy to do, and they even gave us the deal advertised online. We would definitely recommend!

I visited the Simi Valley location on 5/18/24 to rent a storage unit. The staff were exceptionally friendly and greeted me warmly as soon as I entered. One employee, Victor, went above and beyond to help me find the right unit, explaining the differences between various options with great patience. He was very helpful in answering all my questions and made sure I understood all the details. He patiently guided me through the entire process, making it much easier than I expected. I have rented a unit here for three months now. I have had a storage unit at two other places and this is my favorite place out of the three. The office is very accommodating and very nice to work with. I have rented the same size unit at all three places and this unit is the tallest and allowed for maximum storage. I really feel like I have received the best value for my money here. If you need a storage unit I would definitely look here first.

I told her I would be in on Friday and she remembered me when I called today. There is an option to do the entire lease online to make the move in easy. Not small paperwork. ENTIRE LEASE. As I was packing . Sherry is amazing. For some people, it can be overwhelming to start a new chapter in your life - even if you are not the one who created this chapter for you. And your mind is all over the place wondering what to do, what to store from your life and where to store it. This is where I was - and Sherry could see that. She talked with me over the phone very calmly. She invited me to the storage location just to look over the units with no pressure, as she knew how I was dealing with life at the moment. When I arrived at US Storage, it was like walking into a family members home. Sherry was so kind in person as she was on the phone. As soon as she heard me speak she knew exactly who I was. She showed my wife and I around and answered all of our questions. Did I still break down in front her as I was explaining what was going on in my life? Yes. Did Sherry comfort me with sincere caring? Yes. Will I be storing my treasured belongings here? Oh Yes. Sherry told me the units are constantly being watched as she even lives on the premises. How cool and reassuring is that? If you're going through a trial in life and you have no idea what to do about your furniture and where to store it, reach out to Sherry first. Adding my most recent experience to my original review-
I was pleasantly surprised to see the recent upgrades at US Storage Centers Simi Valley, to include the new gate entry/exit app, which makes it so very convenient to get in and out of the facility now. I was also very glad to have walked in this week when new Assistant Property Manager, Victor Galindo was working as he gave me some of the very best customer service and really made me feel like a truly valuable and appreciated customer. He started by helping me to look up my information in the system, as I was inquired about the availability of a larger unit. He then helped me to carry out some of the new flat shipping boxes I had just purchased to my car. What was the most impressive however, was that he took the time and effort to walk me over to and show me the three larger units that were available, and proceeded to explain how he would get them cleaned up and ready to check so that I could move within the next few days. He had the professional courtesy to put the one I selected on hold and followed up with email notification. I have been to about five other storage unit companies, and have to say the amount of care and attentiveness given by Victor is unsurpassed and very much appreciated. Thank you Sherry and Victor for your management expertise and running such an outstanding storage facility.
This being my first storage unit rental I spent a good amount of time checking out many of the local storage facilities and found that US Storage Centers in Simi Valley appeared to be the best. I was working out of the area at the time when I called both Sherry and Aly to see what type of unit that I would likely need, and to also ask a number of questions about the facility and how secure it was. They were extremely helpful and accommodating on the phone in answering my questions, and ending up making me feel like I had definitely made the right choice.
When I finally moved into the area and showed up in person, I was very pleased to see how well kept the facility is and the solid security features in place. Aly is absolutely fantastic, and did a superb job of showing me the type unit that would work best for me. She was also extremely patient and helpful in going over the month-to-month agreement and other rental policies. Sherry, the facility manager is equally remarkable and helped with my questions to ensure that their storage units would be the right fit. I am extremely happy with the level of service from such a great and caring staff, and I highly recommend US Storage Centers Simi Valley!

I just rented a unit here and was very happy with the entire process. The facilities are very well kept and maintained. It’s quiet and sortave tucked away so that does add an additional element of security aside from the gated and coded entrance.

Sheri is awsome, I just cleared out my unit after 6 yrs. This was for my business and I had multiple employees coming and going at all hrs 7 days a week. I highly recommend this location royal Ave in simi valley. Great communication and always solved any issues.

I signed up online got a great deal. The site is monitored 24 hours and each u it has its own alarm. They have special locks (purchase online!) so they can’t be cut off. It was so easy and the staff was so friendly and helpful.
Hit a tough life moment with a sad breakup during the pandemic and I needed storage. I wasn't looking forward to the inconvenience setting it up and moving my stuff. Sherry at US Storage changed my perspective and got me set up so nicely. This is my 3rd locker and this is the best facility by far! It's clean, the price is fair, plenty of dollys, good hours, folks live on site giving a little more sense of security, and most importantly they got the smoothest R&B Jams playing in the storage halls. :)

The senior manager, Sherry, is very friendly and accomdating. She took us to see a number of different options at the facility. US Storage had the best pricing out of the six different facilities we went to. US Storage is the only facility that has the longest times that you can access your storage unit -- from 6 AM to 9 PM 365 days, they're open on holidays. US Storage also offered us a 16' moving van to move our stuff into storage.
No other site did that. A couple of the facilities didn't even have the regular manager at the site and the replacement people didn't know what storage sizes were available and the costs of the different storage units.
I can't tell you, Miss Sherry, just how much our little conversations have meant. US Storage is nothing without it's amazing customer SUPPORT💗

We had a great experience. Went in late on a Saturday afternoon and spoke to John. He helped us find the appropriate size unit, gave us a tour, helped us find a great deal in a good location on the property. He took it one step further by asking us of we were going to start moving in today or tomorrow. I confirmed the next day, so he reserved the unit for me and had everything to go the next morning when I walked in, and helped me save a couple of bucks in the process. We were very happy.
The property is well maintained, clean and have not seen any sketchy individuals around.

Far from where I was but worth the drive
Sherry was fantastic when I moved in helped me anyway she could and John was amazing when it came to moving out of my storage he also kept a really clean restroom and storage facility. I’ve been there since 2016 it’s always been a pleasure they treat you like family and are always the best will definitely be coming back if I ever need a storage again!

Amazing staff !!! I had a storage unite for 3 years and was constantly putting things in and taking things out. The facility was always clean and maintained. The staff always had great customer service and when I was done using the storage unite It was so easy to close out my account and turn over the unite .. I have had many storage unites over the years from moving around with the military and this place was by far the easiest. The manager Sherry really cares about the customers and makes it a pleasant experience. I would recommend this place over all the other self storage places.

Sherry (our manager), John (our assistant manager) & Geramo (our techincal maintance person), make up the best team players. They all interact with one another to perform an outstanding job. They really know what the meaning of "The Costumers always right" means.
They are open 6am to 9pm every day of the week. The office is open from 9am to 6pm. This place is always cheerfully friendly, clean to the max and always has us (the customers) in mind. Well, what can I say except I have already recommended US Storage in Simi Valley to several friends. I am very impressed overall with my experience. The staff has been awesome and has bent over backwards to help in anyway they could. It is always clean as well. I wanted to give a thumbs up for the continued - fantastic service to the Simi Valley US storage facility manager (Sheri) and the great staff on hand there. She is always so very helpful and has such a professional presence. I wouldn't ever consider moving from that facility, it's always clean and professionally landscaped. It is managed so professionally and its a very nice place. I feel that my stored articles are well looked after 24 hours a day.. Thank you Sheri and Pam!!
I would like to give my thanks to Sherry Ladd she has been a delightto work with. The place is aways clean. I have I have already recommended this place to others. The only complaint I have they dont have individual lighting for the units, like lights with timers like some of the units have. Thats it. Keep up the good work.

was visiting US Storage one day with my friend that had a unit there. I was so impressed with the property, the layout and that it was SO clean. I gave notice at my presents storage facility that very day and moved into U.S. Storage the following week! I am a very pleased customer. I love the facility and the girls in the office are the best. I have rented the other storages in Simi but they fail in comparison to US Storage - especially cleanliness and structurally. The office staff, Sherry and Pamela are very personable and accommodating. They are so nice, I have to stop in the office and say hi every time I visit my storage.

I was in storage hell then I stopped by US Storage on Royal Ave. in Simi Valley,,,,, Sherry Ladd won my vote within minutes and I was sold on the place that I will store my belongings. She has a very positive attitude and the personal approach that I had been looking for but did not see at other storage locations. She needs to be commended for her attention to the details and how she knows her property...... Please do post this others need to know.

The staff, especially Sherry and Pamela, are friendly, knowledgeable, helpful and they are very civic-minded and do a lot of things to help charities, such as KURE-IT and FOR THE TROOPS. I was referred to U. S. Storage by friends and at the time I came to rent space at your facility the management left a LOT to be desired. I dreaded going in to make my monthly payments.
Thankfully, within three months of my using your facility, Sherry Ladd came to manage the store and she brought with her a totally fresh atmosphere of doing business with U. S. Storage. She and her Staff has gone the extra mile to accommodate my needs. The grounds are always well lite and clean. The equipment is always available and in good working order.
I am writing this review because it affords me the opportunity to thank both she and Pamela for the wonderful job that they do; and I also wish for their Superiors to know that their efforts to efficiently manage this facility does not go unnoticed.

Before I left the area I rented from U.S. Storage. It made the moving process go a lot smoother, and the facility couldn't have been more to my liking. The units were roomy and fit all of my items easily. The staff, Pamela in particular, was very friendly and helpful.

I accompanied my brother to his storage unit quite a few times before we moved to Pennsylvania. Everything was always clean and in order, not to mention the lady behind the desk, Pamela, was always very thoughtful and well mannered with a sunny disposition. Though we no longer live in California, he and I have recommended US Storage Simi Valley to whomever we know that still does.
Over the years I have always had storage units all over . I previously rented a storage unit sight unseen from Public Storage. As soon as I entered the facility I was very uncomfortable with everything that I saw. I asked for my payment back which they gladly returned the deposit and first months rent . I stumbled on U.S Storage, the facility was so nice and secure I had no apprehensions with storing my belongings here. From the second I walked into the door I was greeted with professionalism and patients. I was so relieved to find this place. All of the staff is very helpful and friendly . I don't ever have too feel like my belonging are unsafe. I would recommend this facility .

We have two units. The staff has been extremely helpful in handling all our storage and packing needs. When we have questions or concerns they are there to help and make things right. We have rented storage units in other cities and none have lived up to the standards we have found in Simi at US Storage.

I Love US STORAGE in SImi Valley CA!!!! I called a list of storage facility's in Moorpark and Thousand Oaks with no success.... my calls weren't answered or I was greeted with can you hold please. So I decided to look in Simi Valley Ca. When I called Simi Valley Sherri answered on the second ring and what a pleasant and product call it was. Sherri answered my questions...and gave, me an affordable quote. When I arrived at the facility, I liked how clean and secure it was, and loved the move in free truck bonus. I moved in easy and moved out easy.
I'm back in Moorpark needing storage.... So I called US Storage in SImi Valley and Sherri answered the phone again... I'm moving back in on Wednesday!

I have used US Storage Centers in Simi for several years. I have off and on, tried other storage companies which turned out to be more expensive, with less convenient hours, or farther away. One unit I almost rented at a competitor was less expensive, but I could see through the plaster wall into the hallway and outside. Someone could have easily broken into the unit. So, I keep coming back to US Storage for my occasional needs. I know many of the staff by first name and am very happy with how I am treated as a loyal customer. Thank you US Storage!
I came to US Storage because my son had used them and thought they were so much better than other storage facilities in the area he had used. The units are clean as is the outside area. I also feel that my "stuff" is very safe...Customer Service is very friendly and very helpful and seem to know everyone by name! Thank You... US Storage for taking care of my all important "stuff"!
Office staff is wonderful and helpful. Clean and attractive units. Only complaint is corporate fee raises and their unwillingness to match other storages prices ( when proof is shown that they are higher ) -like once your in your stuck! The love it 5 stars is for the staff but I would only rate it 1 star for the corporate administration.
